Residential District Briesmannstraße

Cottbus, Germany

Promotion of new shared-housing construction as part of the State of Brandenburg’s social housing support program.

The urban residential neighborhood Briesmannstraße in Cottbus - located on the site of a former textile factory near the Old Town is being developed by GWC as a large-scale, intergenerational, and accessible project. With an investment of over 50 million euros, approximately 130 modern apartments (45 to 120 m², with a focus on 70–80 m²) for 300 residents, as well as commercial units, are being built, nestled within a “green heart” featuring historic trees and green roofs. The housing mix combines public housing, private rental units, owner-occupied units, and assisted living. Implementation will take place in three phases: Construction phase 1 (49 apartments, 2 commercial units) will be completed in mid 2026; construction phase 2 (51 apartments) began in late 2025 and is scheduled for completion in 2027; and planning for construction phase 3 is underway.

In modern residential and commercial buildings, the energy optimization of the building envelope is in direct conflict with striking architectural concrete elements. Cantilevered pergolas, delicate balconies, and heavy clinker or facing brick facades require exceptional structural performance while simultaneously preventing thermal bridges. For this challenging interface, Max Frank GmbH & Co. KG offers a tailor-made, building-code-approved solution in the form of the Egcobox® Type OXL load-bearing thermal insulation element.
